Solar panel UCC filings slowing closings

Lately I’m catching UCC-1s for leased solar in title exams (two this month, 2018 filings) and it’s pushing timelines while we chase termination statements. I’m now flagging it at contract review and adding a firm seller obligation/deadline for lien releases — anyone have language or workflows that speed payoff/termination with Sunrun or Tesla?

Same issue with 2018 Sunrun filings — what sped us up was contract language plus an early ticket. I add: ‘Seller will provide provider contact + signed info release and request UCC-3 within 3 business days; $250/day credit if missed,’ then open Sunrun/Tesla transfer on day one and cc escrow; we’re seeing 7–10 days instead of 3+ weeks. Want the exact clause I use?
